MEDCAP APPROACH

Engage your team

Practice managers are critical in running your practice but the focus and energy needed to run a practice makes it difficult for practice managers to start a project such as building a facility. On top of that, most practice managers may not know how to start the process of building a facility.

Engage our team

Medcap’s team is experienced in both practice management and real estate development – and that’s all we do.  This allows you to be confident that the job will get done and allows your practice manager to focus on their job – running your practice.

Contact a commercial real estate agent first

Commercial real estate agents are great at buying and selling property because that’s what they are paid to do.  When it comes to building a platform from which facilities are built though, only MedCap can handle the entire project from concept to completed facility.

Contact us first

Buying property is an important part of building your own facility, but it’s not the only part.  Well before property is purchased, a location has to be selected, physician groups must be organized and funding arranged.  We’ve designed Medcap to seamlessly bring the whole process together and we have the experience to make sure it happens.

Pick a facility location based on a hunch

There’s a saying about real estate that the three most important factors to consider when buying is location, location, location.  While we agree, we also understand that there are more dimensions to location than the dimension that can be seen.

Future development, traffic flows and the supply of physicians in an area are also important (sometimes even more important) in finding the right location.  Most physician groups just don’t have the time to study these factors themselves nor do they have the resources to hire experts to do this research.

Pick a facility location based on the data

Medcap’s team focuses on very specific markets because this enhances our ability to explore the other dimensions that go into picking a great location.

We currently have data insight into the Dallas/Fort Worth, Waco and Austin markets.

Not having enough capital to build the right facility

The physicians we choose to work with are usually a part of growing practices who will need larger facilities. It makes sense to build for tomorrow, but sometimes the availability of capital to build limits what practices can fund. Many facility projects are outgrown before they are finished.

Partner with Medcap for all financing needs, including capital

An essential part of building your own facility is sufficient capital.  Medcap’s platform is designed to provide supplemental equity capital for physician partnerships that may not have the capital to build the right building for their practice.

Engage an attorney too soon

Attorneys play a very important role in developing your facility.  Their expertise is invaluable and needed.  To get your best value for their services though, its best to have the details of your project fully outlined and agreed upon by the stakeholders.  Inexperienced practices don’t tend to spend their legal dollars efficiently.

Engage an attorney at the right time

Medcap has worked with many attorneys in the past and knows when to bring their expertise to the table.  Nearly all details can be worked out prior to engaging an attorney – if you know the details.  Medcap can lead you through this process.
